Brokers represent both buyers and sellers.

For sellers, brokers should provide the following services:

  1. Check comparable sales and advise the seller as to the value of the property and what price to ask.
  2. Advertise the property
  3. Contact known buyers of similar properties
  4. Show the property to prospective buyers
  5. Represent the seller in negotiations with the buyer

Brokers representing buyers will:

  1. Examine the list of properties available for sale that are appropriate for the buyer
  2. Contact other brokers for additional appropriate properties for sale that my not be on the market yet
  3. Arrange property inspections
  4. Help the buyer through the negotiation process
  5. Introduce the buyer to lenders or mortgage brokers to help get financing
  6. Assist in the final closing

Brokers are paid a commission that is a percentage of the final agreed-upon selling price for the property. The commission is paid by the seller.
